Gandipet is a residential area in the Indian state of Telangana’s Ranga Reddy district. It is situated in Rajendranagar’s revenue division Gandipet Mandal. Gandipet Eco Park is the main attraction. It was inaugurated by Telangana IT Minister Kalvakuntla Taraka Rama Rao. In 2022, a new landscape park will open in Gandipet on the banks of Hyderabad’s Osman Sagar lake.

The proximity to the Nehru Outer Ring Road (ORR), Gachibowli’s commercial hub, and the airport, as well as the availability of large land parcels, are the primary growth drivers in the area. Some nearby towns include Manchirevula, Kokapet, Khanapur, and Narsingi. Meluha International School and Pallavi International School are two schools within 4 kilometres. Srija Hospital, Vislon Hospital, Care Hospital, and others are nearby. The shopping needs of the residents of this area are met by Inorbit Mall Cyberabad, Ikea, and Kanjarla Mall, all of which are located within 13 kilometres. DLF, Regus, Spaces & More Business Center, and Redbrick are some of the most prominent office buildings in Gachibowli. Hitech City, Hyderabad’s major IT hub, is 13 kilometres away from Gandipet, and Madhapur is 15 kilometres away. CyberTowers, Meenakshi Tech Park, SBR Siri Tech Park, and Modern Profound Tech Park are some of the IT parks that are expanding employment opportunities. Ekta Builders, NK Realtors, and RR Builders are among the major real estate developers in this area. All of the micro-markets are within a 10-15 km radius of Gandipet. VSoft Technologies, Kony India Private Limited, iConcept Software Services Pvt Ltd, Honeywell Solution Pvt Ltd, DXC Technology, and Mavin Infotech are some of the well-known IT firms in the area.

Gandipet is a growing residential neighbourhood in Hyderabad’s western region, adjacent to Osman Sagar Lake, one of the city’s tourist attractions. Gandipet is regarded as Telangana’s new growth engine in the IT sector. It is one of the city’s fastest-growing real estate destinations, close to Manikonda (10.5) and Gachibowli (11 km), and has attracted a lot of attention from builders and buyers. Residential plots and gated communities by reputable developers remained homebuyers’ top choices.

Gandipet in western Hyderabad has emerged as the new favourite of real estate investors in the city, with over 100 % growth in property registrations in the last two years. As the city’s dominant IT hubs reach saturation, the ‘Golden Triangle’ of Shankarpally-Muthangi-Kokapet has emerged as the most sought-after real estate destination. Gandipet, which is adjacent to Kokapet, deserves special mention. Not only has the area experienced phenomenal real estate growth in recent years, but it has also captured the attention of the homebuyer community. Gandipet is made up of residential plots as well as gated communities. The development would be extremely beneficial to Gandipet and Kokapet. According to projections, the average capital ‘asks’ in Gandipet will rise by 15-20% in the next few years. The project will attract both domestic and non-resident Indian (NRI) investors. Residential plots and developed units continue to be a good investment in Gandipet, as the proposed development would increase both capital and rental demand in the area.

Gandipet provides easy access to Gachibowli’s employment centres (11 km). The Nehru Outer Ring Road (ORR) and NH4 connect Hyderabad to the rest of the city. The proposed Regional Ring Road (RRR), which will connect major highways such as NH44, NH65, NH163, and NH765, is also improving the commute. The nearest railway station, NPA Shivaram Pally, is 19 kilometres away. Furthermore, Telangana State Road Transport Corporation (TSRTC) buses frequently pass through here, ensuring easy access to various parts of the city. Rajiv Gandhi International Airport is 26 kilometres from Gandipet via the Nehru Outer Ring Road (ORR). The planned metro station under Phase 2 of the Hyderabad metro at Narsingi, 5 kilometres from Gandipet, would improve connectivity.
